10 Things To Avoid When Trying To Sell Your House

When it's time to sell your home, it is important to follow a few easy steps and not make basic mistakes in order to get the highest price possible. Read some helpful tips below to learn more:

  1. Working alone

Selling your home can be an easy process, but there are a number of pit-falls to be aware of. Real estate agents (can be hired at roughly 6% of the final sales price) or we at Neighborhood Homebuyers (free resources) are happy to help guide you through the process.

  1. Limiting showings

Generally, the more targeted people you can show your house to, the better and more competitive the offers will be. However, showing your home to many strangers is not for everyone. If you want a competitive offer without the hassle of tens of showings, contact us!

  1. Not preparing your home to sell

Clean houses that are well-marketed sell for more. It's that simple. But even if you don't want to clean it up, there are solutions. We buy homes and clean them out for you, so that you don't have to do anything if you don't want to!

  1. Ignoring major repairs

Renovated houses set the standard in terms of sales comparisons in their area. Unfortunately the renovation process can be very costly and time consuming. There is an easier way: We are buying houses as-is and will take care of the renovation for you.

  1. Setting an unrealistic price

Many sellers compare their houses the highest sales in the area, disregarding differences in layout, age or renovation status of the home. Renovations are expensive, take time and effort. All these costs need to be factored in.

  1. Underestimating the costs of selling

Closing costs are often underestimated and easily reach 8-10% of the final price, which will be deducted upon closing. This includes realtor commissions for the buying and selling side (yes, you pay for the buyer's agent, too) for a total of 6%, as well as various escrow fees, title fees & insurance, transfer taxes and more. We, at Neighborhood Homebuyers think, that these proceeds should end up in your pocket instead and that is why we take care of the closing costs for you.

  1. Cutting costs on photography

A well-marketed house sells for more, and this includes taking professional pictures to attract many buyers. Hint: We don't care about good pictures ;)

  1. Being unwilling to negotiate

We have seen houses sit on the market for months or even years because sellers are set on an unrealistic price, costing them a lot of time and nerves to entertain ongoing showings. Dropping the asking price or starting the negotiation process with offers which are being presented generally helps in getting to a sale

  1. Choosing the wrong way to sell

There are many potential ways to sell your house, and we touched on a few so far. Selling with an agent (expensive), selling FSBO (for sale by owner, time consuming and hard), or taking the easy route and selling directly to an individual or a company like us at Neighborhood Homebuyers.

  1. Getting emotional

We get it, it is hard to keep emotions out when selling a home. But usually it comes down to numbers, the process and the comparative market in the area, so emotions should not play any role in the decision making process.
